Late Fees

Tenants will be charged $10/day late fee when rent is more than five days past due. If a check is returned (NSF), a $25.00 fee, plus bank fees will be charged. If it happens a second time, that tenant will have to pay in cash or money order for additional payments.

 
Repairs & Emergancy Repairs

Any needed repairs should be called in to the office at (262) 473-3613. If leaving a message after hours include your name, address (with apt. no.), phone number (with area code for cell phones), the reason for calling, and mention if maintenance can enter your apartment if you are not home.

 

Emergency situations include: no water, leaking water pipes,
no heat, fire/ carbon monoxide alarms ringing. If these problems arise after hours, contact maintenance through the following pager numbers (when calling- enter your phone number, push #, hang up and maintenance will call back at the number you entered for details.

Lost Keys / Lock Out

Notice is given that any lock-out call occurring between the hours of 5pm-8am Monday through Friday, and including the weekend or Holiday, will be subject to a $25.00 charge. This charge MUST be paid in cash at the time the apartment is opened. Lock-out requests will not be honored for that individual who has an outstanding balance on a prior lock-out call.

 
Parking Rules

Apartments with two vehicles (two bedroom units) will be issued 1 sticker, and apartments with three vehicles (three bedroom units) will be issued 2 stickers. Unstickered cars may be parked in front of your garage ( no parking in front of garage when it snows). All other vehicles must have a sticker. Planned overnight guests can be issued a guest pass (available at the office) Sticker must be in the drivers side corner of the front window. Vehicles without stickers will be ticketed and towed at owner's expense.

Replacement sticker: $150.00
Additional parking: $50.00/mo. (per vehicle)

 
Utilities

All utilities must be put into the tenants name as of move-in date. You should call at least two weeks before move-in-date.

Recycling and Garbage

Recycling is mandatory and state law. Download the Recyclable/ Trash Materials List  if you have questions on recycling. Paper towels, Kleenex, napkins, milk cartons, hangers, paper plates, plastic wrapping, plant trays, candy wrappers, food wrappers, and 6-pack rings are all TRASH materials, they are NOT recyclable.

 

 

 

 
Pet Policy

Only cats will be allowed if it has been spayed/ neutered and declawed. An extra $15.00/ month rent due if pet approved.  Only 2 Cats per apartment.

Sorry no dogs.

 
Water Softener

Culligan will attempt to service your water softener approximately every 12 weeks. Check the calendar for dates.

 
Moving Out

If you are planning to move out of your apartment, make sure to download the Move Out Checklist approximately three weeks before your move out date.

Procedure for breaking lease:

 

We do not sub-lease, for any reason.

 

You would be ending your lease and the new tenant would be signing a new lease for a full year.

 

The first step is to have your apartment listed with our office as available for the time you would like to end your lease.

 

If we already have scheduled lease end apartments available for the same time frame those apartments must be rented first.

 

Also we have to have space available in our cleaning schedule to get your apartment ready for new tenant. If our cleaning schedule is already full for that month your apartment cannot be added.

 

Anyone interested in your apartment must turn in application and be approved by our office.

 

TENANTS WHO NEED TO BREAK THEIR LEASE WILL BE REPONSIBLE FOR ALL RENTS DUE AND UTILITIES UNTIL A NEW TENANT MOVES INTO APARTMENT REGAURDLESS OF WHEN THEY MOVE OUT. TENANTS WHO HAVE NOT LIVED HERE FOR A FULL YEAR WILL BE CHARGE A $500.00 MAINTENANCE TURN OVER FEE

( THIS IS NOT A CLEANING CHARGE ANY CLEANING FEES WILL BE CHARGED TO SECURITY DEPOSIT). THESE FEES WILL NOT BE CHARGE TO SECURITY DEPOSIT THEY WILL NEED TO BE PAID BEFORE MOVING OUT. WE DO NOT SUB-LEASE.

 

Once a new tenant has signed new lease and paid security deposit, then and only then will you be released from your lease. All tenants on the lease must agree to end lease and sign amendment ending your lease. If all tenants are not in agreement you cannot break your lease.
